About

The projected trade-office construction is located in Primorskiy district in the city of Odessa, in the very center of the historic and business part of the city — Tiraspolskaya Sq., in the zone of the finished building, which is subject to complex reconstruction.

Location

The main facade of the practiced construction is oriented to Tiraspolskaya Sq., on which Preobrazhenskaya, Zhukovskogo, Tiraspolskaya, Nezhinskaya Streets cross. Tiraspolskaya Sq. is a large transport interchange of the central part of the city. Routes of four trams, many buses and route-taxes pass here. Large flows of people and transport pass through Tiraspolskaya Sq. every day due to it. There are many shops, cafes, offices in the area of the square. The projected construction sides with the new three-floored construction of the Jewish Cultural Center from Nezhinskaya Str. The construction sides with the projected construction of the trade center from Tiraspolskaya Sq.

About the project

The projected construction consists of six levels with a basement and an exploited attic. The basement floor is meant for multi-functional usage. The ground and the first floor are meant for location of two-level shops. They are divided into three zones — two trade halls and a vestibule between them. And each hall has a separate entrance; there is a ladder to the first floor inside the hall. Rentable area of the ground floor (the first level) is 243.0 m2. The rentable area of the first floor (the second level) is 354.0 m2.

The floors from the second till the fifth one are meant for offices. The access to the floors is implemented through two passenger elevators as well as through the ladder. The total area of each floor is 452.0 m2. The attic is an exploited one and meant for location of an office. The premise with an area of about 200 m2 . The access to the attic is implemented through the elevator and the ladder. The height of the ceilings is from 2.5 till 3.0 m.

The boiler installation and the engine room of the elevator are located on the roof of the construction. Plastic decision of two main facades is projected in the context with exterior building. Façade system of glass cover and traditional elements of Odessa architecture are used in the exterior decoration of the construction.

Service parking for 8 cars. Guest parking from the side of Tiraspolskaya Street for 20 cars.
